What roofing in Justin actually involves.
The old part of Justin is a compact downtown with modest early and mid-century housing around it, much of it on smaller lots. Those houses tend to have simple gable roofs, which sounds easy and usually is, with the caveat that simple roofs on older houses have often been reroofed by whoever was cheapest at the time. Layer counts, mismatched patches and flashing that was replaced with sealant are all normal findings. A tear-off on one of these is frequently where the real condition of the decking finally becomes visible, so we quote with that possibility stated up front and nobody is renegotiating halfway through.
The newer side of Justin is the subdivision growth, including the Timberbrook development and the other recent building off the main corridors. These are conventional modern builds with architectural composition shingle, and the work on them is predictable. What matters more here is the insurance conversation, because this corner of the county gets worked hard by storm-chasing crews after any weather event. A written assessment from someone who inspected the roof personally and is still going to be around next year is worth something.
This is the outer edge of what we treat as close range, so ask before you assume on a small repair. Some weeks we already have a crew working that corner of the county and it is no trouble at all. Some weeks we do not, and Scott will say so.
The smaller lots in the older part of town bring a constraint that is easy to overlook until the morning work starts. On a tight lot there may be no room for a dumpster on the property itself, limited space to stage material, and a neighbor's fence or vehicle within a few feet of where tear-off debris is going to land. We walk the lot at the site visit and sort it then, because the alternative is either a slower job or a damaged fence.
On HOAs: The newer developments have HOAs with the usual material and color provisions. The older town lots generally do not.
