What roofing in Argyle actually involves.
The custom and semi-custom homes built here through the 1990s, 2000s and 2010s tend to have genuinely complex rooflines. Multiple intersecting gables, long valleys, dormers, turret features, porch and porte-cochere roofs tying into the main structure at awkward angles. The amount of roof on these houses is not the hard part, the number of transitions is. Every valley and every sidewall is a place water is being deliberately steered, and on a roof with twenty of them the install quality at those points decides how long the roof lasts. This is the kind of roof where a cheap crew working fast will produce something that looks correct from the ground and fails in five years at a specific junction.
Material grade is also different here. Heavy architectural shingle, stone-coated steel and standing-seam metal all show up regularly, sometimes on the same house in different areas. Those products are not interchangeable in how they are installed, and the manufacturers are specific about details that a general crew may treat as optional. Scott quotes what the product actually requires rather than what is quickest.
The developments around Argyle, including the Harvest, Canyon Falls and Lantana areas, run architectural review committees with real teeth. Color, profile and sometimes manufacturer are specified, and approval is a step in the project with a lead time attached. Factoring that in from the start is part of quoting an Argyle roof honestly.
Access is its own factor on these properties. Long private drives, mature tree cover close to the house and gated entries all affect how a tear-off gets staged, where a dumpster can sit, and whether a crew can move material onto the roof without damaging landscaping that cost real money. Overhanging limbs are the other recurring issue, because branches resting on a roof abrade shingle and keep a slope permanently damp. Cutting them back is part of doing the roof properly, and we handle that ourselves.
On HOAs: Architectural review is the norm here and the guidelines are usually detailed. Allow for approval time in the schedule. We will submit to whatever profile and color the committee requires and build to it.
